Groundbreaking for the Prairie Flats Apartments project by Excel Development Group will be Aug. 8.

The development will include two apartment buildings with a total of 36 affordable units, according to the company’s Prairie Flats Apartments webpage.

Project plans have the development located on the plot of land between South 7th and South 8th, along East Oklahoma.

Just one building on the site will be torn down to make way for the apartments, said Jennifer McCabe, development director for the company.

She said total cost of building the apartments is $5,365,913, which the city is not contributing anything toward.

Anticipated completion for all construction is August 2018, but McCabe said they hope to have people moving into the first finished apartment building as early as May 2018, while the second building is being completed.

The project’s webpage says each smoke-free and pet-free apartment building will be three stories with no elevator, consisting of 18 units for each building.

Outdoor amenities will include a playground and a covered seating area. A community building will include a fitness area, computer lab and storm shelter.

Prairie Flat Apartments will be available to all income-qualified households, according to Excel Development Group. Two-bedroom units will rent for around $500 to $550 a month, and three-bedrooms for $575 to $625 a month.

Sixteen of the apartments will be restricted to households with incomes up to 50 percent of the area median income, and 20 units up to 60 percent of the area median income.

Groundbreaking of the apartments will be 2 p.m. Aug. 8 at 700 E. Oklahoma. Reservations can be made until Aug. 1 to McCabe at jennifer@exceldg.com or (405) 863-4237.
